Pitney Bowes | TD Meloche Monnex | ConAgra Foods, Inc.
Tenant: ConAgra Foods, Inc.
Property: Airway Centre, 5915/5925/5935 Airport Road, Mississauga
ConAgra Foods, Inc. is one of North America's largest food companies, with a strong presence in consumer grocery as well as restaurant and foodservice establishments.
In the space they leased at TransGlobe's Airway Centre in Mississauga, ConAgra wanted to combine their sales and accounting departments, as well as several other divisions, in one space. More specifically, they wanted to bring all these departments together on one floor.
There was one hitch in the plan: the building's floor plate didn't provide sufficient space to integrate all these groups comfortably on a single level. However, since ConAgra felt it was important to have everyone working together in one uninterrupted space, TransGlobe suggested an alternative to the capital and time expenditure required to move to a new space. While accommodating all of ConAgra's staff on a single floor was impossible, an internal staircase could connect two floors and create a practical, visual and symbolic link.
It was an unorthodox suggestion, since the building was not designed to accommodate internal staircases. However, TransGlobe was undeterred by the challenges the project presented, and called in a team of structural engineers. While taking into consideration ConAgra's requirements, the engineers isolated the ideal architectural location for the staircase, as well as spots where the placement of a staircase would be detrimental to the integrity of the building.
Once the position of staircase was agreed upon, TransGlobe consulted with space planners and designers to ensure that the extended space would be fully integrated into ConAgra's existing offices, and would create a visually open atrium feel for the entire area.
TransGlobe then supervised construction of the staircase. This process presented further challenges, chief among which was the need to balance visual lightness with load-bearing and structural concerns. Carbon fibre supports - of the type typically used in nuclear power plants - were chosen in place of traditional steel beams because they could maintain the building's structural integrity while still allowing for the openness ConAgra required from the space.
Construction of the staircase was completed with minimal disruption to ConAgra's operations, and the company now occupies one and a half floors of the Airway Centre in a completely integrated space.
Finding opportunity where others might see only an impasse is one of TransGlobe's greatest assets. It's an ability that speaks volumes about our adaptability and dedication to our tenants - and it's a case in point of why TransGlobe properties are a world apart from conventional.
